  • What is?

    A real estate personal shopper is a real estate agent consultant that works exclusively for the buyer of the house or investor, advising him and guiding him throughout the whole process of purchasing an immovable asset, defending his interests in every moment, and being responsible for the negotiation.


    What are the roles of a real estate personal shopper?

    The real estate personal shopper does an exhaustive research of the customer’s project so that he knows and understands what his needs are, what type of flat or house on sale he is looking for and what his priorities are. From this meeting onwards, a personalised agreement is offered. The consultant looks for all the available real estates that fit in the customer’s requests. After this filter has been applied, the customer reduces the list of houses on sale and decides on which he will visit. A report with the technical and legal data of each real estate will be made and, most importantly, an objective assessment so that the buyer has all the important information about the real estate.

    The real estate personal shopper will accompany the buyer to every visit; this way his knowledge of the market is used as an expert’s opinion. When it is the time to make a decision, the real estate personal shopper is responsible for negotiating and fixing the price so that the best conditions can be achieved.


    Differences between a real estate agent and a real estate personal shopper

    His positioning. The main difference between a real estate personal shopper and real estate agent is that the agent sells the real estates that the real estate agency he works for manages, while the real estate personal shopper does not have estates on sale, but he works exclusively for the buyer, and he has no special interest in selling one in particular.

    For this reason, the real estate personal shopper has no conflicts of interests.

    c) Proactive search, selection and filtering of those real estates in the area with the characteristics indicated in annex 1.

    d) Previous visit to the property, to decide whether it really fits your requests.

    e) Preparation and delivery of detailed reports with photos and data about the properties that have been visited.

    f) Visits planning, so that they can be carried out in a quiet and organised way.

    g) Study of the legal situation of the property, making the previous arrangements that are necessary for a safe purchase.

    h) Verification of property registry with a land registry certificate.

    i) Determining, together with the customer, the most suitable strategy for the negotiation (price, possession date, economic conditions, special agreements, etc.).

    j) External legal and fiscal advice, if it is required, by independent professionals selected by the consultant.

    k) Technical advice for the carrying out of refurbishing or improvement works by independent professionals selected by the consultant.

    l) Presentation of the offer, advice and assistance in the negotiation of the final agreements.

    m) Preparation and assistance to the signing of the real estate purchase contract. Preparing the formalisation of the mortgage loan (organization and assistance to the valuation, binding offer verification, organising the payment means, asking for the financial cover to face the costs of the purchase and sale and the mortgage, etc.).

    n) Preparation and supervision of the notarial deed of sale and mortgage minute.

    o) Organisation of the signing of the public deed and assistance at the notary. Commitment of a quiet and safe purchase.

    p) After-sales processes and services: advice on the steps to follow for the change of contract holder.
