Steps to buying a home

Visit: We organise a visit with our advisor. You can come back as many times as you wish.


Book:


  • Signature of the reservation document. It is signed in our offices, in the home or by mail
  • Both buyer and agency sign it
  • 1000 € transfer as a deposit, while waiting for the seller to accept. If so, they will be used in exchange for the buying. If not, the 100% of it is given back

 



Deposit contract: Signature of the deposit contract within 7/10 days from reservation:
 


  • It is signed in our offices, in the home or by mail
  • Both buyer and agency sign it
  • This is the document where all agreements between the two parties are set (price, date of the deed sale, etc.). Nevertheless, the buyer will not be the new owner until the deed sale is signed before a notary.
  • At the moment of the signature a 10% of the home price will be handed in. If the BUYING PARTY backs out, the SELLING PARTY will terminate the contract and receive the amount that has been handed in. If the SELLING PARTY backs out, the BUYING PARTY will terminate the contract and the SELLING PARTY will be forced to refund double the amount that has been handed in.



Financing: A maximum of 60 days is usually set so that the buyer has time to formalise the mortgage.

 

Deed: before a notary


  • The buyer chooses the notary
  • At the moment of the signature, a 90% of the home price is handed in
  • Besides, the 10% tax on property transfers must be paid
  • You will have to give the notary a funds estimate +/- 2% for: notary, Real-Estate Registry Office, bureaucratic red tape
